The property offers a beautiful panoramic view of the Rockly Bay Harbour overlooking the Southeast part of Tobago and the capital Scarborough, the Northwest view of the Culloden and Mt. Thomas Hills and a general birds-eye view to the West.

The self-contained studio affords a spectacular view of the Atlantic Ocean to the South and the Main Ridge and the rainforest to the North and Northeast.

 
The completely fenced in orchard is situated southeast of the main house on an undulating slope overlooking Scarborough. It offers a wide variety of lovely tropical and citrus fruit trees like 2 soursop, 2 sapodilla or naseberry, 2 pomerac, 2 coconut, 2 mandarin, 4 portugal, 7 grapefruit, 15 orange, 2 shaddock and 20 mango trees ( „Ice cream", „Julie" and „Graham") as well as several types of banana and plantain and a large assortment of paw paw (papaya)trees.

The main house sits dramatically on top of the hill. It is 2325 square feet in size, including the gallery facing the pool. The building has a completely new red tile roof and all floors are tiled (ceramic or terrazzo).

It consists of 3 bedrooms, 4 bathrooms, a living/dining room, a kitchen, a laundry area and a storage room. Each bedroom has an own entrance off the gallery and its own bathroom. The fourth bathroom belongs to the living room/kitchen/laundry section. The living room leads through to the kitchen and the laundry/storage area. The house is simply and comfortably furnished, all the rooms are light and airy.

In front of the house is the spacious and breezy gallery with a spectacular panoramic view and the 450 sq. ft. pool for enjoying a relaxing swim whenever you feel like it. A pump room for the pool is also part of the setting.

Opposite the entrance to the garden around the main house is the garage with space for 2 cars.

On one side directly adjoining the window is the top of a huge Flamboyant tree creating the impression that one is inside a „tree house".

On the opposite side you step onto a lovely balcony with a breathtaking panoramic view of the Atlantic, Scarborough and of the surrounding Tobago landscape.

The property is beautifully landscaped all around with a wide variety of tropical plants and flowering trees. There are 3 tiers of stone wall overhung with colourful bougainvillae and a variety of Yellow Poui trees.

It’s only a 5 minutes drive from the property to Scarborough and to shops, supermarkets and little malls.

The nearest beaches and 2 golf courses are within easy reach.

The property is freehold and the deed is completely free of encumbrances.

All land taxes are up to date. A cadastral sheet is available.
